Motion seconded by Wojcik. Motion carried 4 - 1. Duray voted against. AMEND CUP Mr. Nlac Groholski, Precision Tree, appeared before the Commission 3c VARIANCE - requesting a Variance to allow additional outdoor storage in excess of 50 S. OWASSO Code limitations and an Amendment to Conditional Use Permit to BLVD. - modify the site plan for 50 S. Owasso Blvd. to reflecC additional outdoor PRECISION storage as well as accessory stricture for wood-burning heating system. TREE Groholski pointed out that Che triangular shape of his property makes it difficult to work with. Groholski noted his outdoor storage needs given the fact that Precision Tree recycles wood products on site. Keis pointed out the original site plan that was approved for this property and the fact that this site plan has not been adhered to. The property is zoned Industrial Park (I-P) which allows only a limited amount of outdoor storage. Keis indicated that Precision Tree is exceeding the amount of outdoor storage they were initially allowed and tu-e now asking to exceed that amount by ten times the original approval I{eis pointed out the City's efforts to limit outdoor storage to keep the area clean. He also noted that the City has received a written complaint about the smell coming from the wood burning heating source. Groholski indicated that the smell is similar to wood burning in a wood stove. Groholski pointed out that there are wood burning stoves all over the City. He indicated that there may be smoke at times given that he burns green wood and there is steam coming from this wood. Duray asked if the woodpiles are considered outdoor storage in addition to the equipment being stored ou the property. The Planner replied that that was correct. 13arraclough reported that he visited the property this afternoon and viewed the various pieces of equipment and other storage on the property. Barraclough reported that Mr. Groholski's son had indicated that some of this equipment would be removed from the property. He had also indicated that the long-term plan is Co construct a storage another building on the site.
