MINUTES <br />PLANNING COMMISSION <br />APRII. 8, 2004 <br />Motion seconded by Weihe. <br />Motion carried 5 - 0. Knudsen was absent. <br />Keis recommended denial of the Variance from the Sign Ordinance to <br />allow two building signs plus one pylon sign for Aldi Foods at 2350 Rice <br />Street as there is no hardship present to warrant granting the Variance, and <br />based on the fact that the Commission is recommending approval of a <br />Text Amendment to the Sign Ordinance which would accommodate the <br />Aldi sign request. <br />Motion seconded by Rheaume. <br />Motion carried 6 - 0. <br />PREI,IMINAI2Y Gordie Howe, Masterpiece Homes, appeared before the Commission <br />PLAT - requesting Preliminary Plat approval for Hidden Acres, asingle-family <br />HIDllEN ACRES home development consisting of 11 lots. Howe reported that he has held <br />two neighborhood meetings to discuss this plat. At those meetings there <br />was discussion about a townhome development versus single-family home <br />development. Howe reviewed the first development concept that was <br />considered that would provide access via Condit Street and Yorkton <br />Ridge. Howe reported, however, that in having title work done for the <br />property, C.1. Title found that the access easement to the Fasciana property <br />was not properly recorded and did not exist. As a result, the development <br />concept was changed to provide access via Burke Lade and Yorkton <br />Ridge. <br />Howe reported that he has reviewed his proposed Preliminary Plat with <br />the City Engineer and has made some changes as a result of that review. <br />The lots that back up to the Water Works have been moved approximately <br />] 0 feet to the northwest so that there is more level land on these lots. The <br />proposed swale along the back of Yorkton Ridge has been eliminated <br />which will allow the existing trees to be saved. Drainage for the proposed <br />lots will be directed toward the street. Howe noted that there was some <br />concern that survey stakes were moved. He indicated that he talked to the <br />surveyor, Ernie Rud, who stated that he did not remove survey stakes, but <br />did some digging to locate monuments. Howe noted that Rud was also the <br />surveyor for the Yorkton Ridge project. <br />Keis asked the price range for the homes. Howe estimated flee homes <br />would sell for $375,000 to $450,000. <br />-3- <br />
