Without the ability to find a hardship, planning staff cannot recommend approval of a <br />variance. The zoning ordinance does not permit an additional sign for corner lots, and <br />this parcel is not technically a corner lot in any case. If the City believes that the <br />additional sign is reasonable, an amendment should be considered, rather than a <br />variance. The applicant notes in the application materials that both the Arby's and the <br />Bally's buildings have three signs identifying their business locations. <br />Summan~ and Recommendation <br />Planning staff does not recommend the variance. As noted, variances require a finding <br />of hardship, and no such hardship is apparent in this application.
