The Planner recommended approval of the Subdivision request <br />subject to the recommendations outlined in his report as well as the City <br />Engineer's recommendation. <br />Ledin asked if there would be new legal descriptions created for the new <br />lots. The City Planner indicated that the surveyor has created legal <br />descriptions for the four parcels. When combined with the Ontario Road <br />lots, there would then be a final legal for the full parcel. <br />Duray noted the 63 foot width of the property. The Planner indicated that <br />the LaBore Road width of the Hanson property is 63 feet, and pointed out <br />that the property division has no impact on that width. Duray asked about <br />the Ontario Road property owners participation in this process. The City <br />Planner indicated that essentially the Ontario Road property owners who <br />will be purchasing parcels from Ray and Kathy Hanson are co -applicants <br />in the process. The Planner noted his recommendation that the division <br />and combination occur concurrently so that no orphan lots are created by <br />the subdivision. <br />Ray and Kathy Hanson informed the Commission that they are requesting <br />the subdivision of 4 lots from the back portion of their lot so that they can <br />sell these lots to their neighbors. The lots will be combined with the <br />Ontario Road properties to enable the neighbors to have larger backyards. <br />Fritz Sagert, 2949 Ontario Road, asked about the City Engineer's <br />recommendation for drainage and utility easements. The City Planner <br />reported that the Subdivision Ordinance recommends that drainage and <br />utility easements be taken along lot lines for any new subdivision. While <br />there is no existing drainage issue to be addressed, the easement would be <br />taken in the even there was a future drainage issue. The Planner indicated <br />that the surveyor would describe these easement areas and add them to the <br />description of the lot. <br />Mark Scheuble, 2955 Ontario Road, indicated that he was not sure <br />whether the Whispering Pines development would have an adverse impact <br />on drainage in the area. He was concerned that the requirement that these <br />easements be dedicated was to resolve a drainage issue from that property. <br />The City Planner reported that one of the approval requirements for <br />Whispering Pines was that all drainage be handled within the plat. The <br />City Planner indicated that the City Engineer reviewed and approved the <br />drainage for this plat, and would not expect any resulting drainage <br />problems for the surrounding properties.
