MINUTES <br />PLANNING COMMISSION <br />OCTOBER 8, 2015 <br />ARCHITEC- <br />TURAL <br />REVIEW — <br />91 WEST <br />VIKING <br />DRIVE — <br />PLANNED <br />PARENTHOOD <br />Duray asked what the plans are for the portion of the property where the <br />City had a wood chip pile. Schwalbach replied that the area would be <br />planted with prairie grass. He indicated that there would be bushes <br />planted in the areas on the west and south sides of the building. The <br />existing parking area would be retained for parking and the existing <br />outdoor storage area would be retained for outdoor storage. Schwalbach <br />also indicated that he plan is to paint the building and the City has given <br />him until August 31, 2016 to complete the painting. Schwalbach reported <br />that the purchase agreement on the property was just finalized today. <br />Duray stated that he was happy when North Heights Hardware moved into <br />Little Canada, and he is glad that the business is growing and successful. <br />Duray recommended approval of the Rezoning of 3100 Country Drive <br />from Public (P) District to Planned Unit Development (PUD) District <br />given the sale of this property by the City to Jim Schwalbach. <br />Motion seconded by Davison. <br />Motion carried 5 — 0. Schwalbach abstained. <br />Duray recommended approval of PUD Permits for outdoor storage subject <br />to compliance with all requirements of the Zoning Code as well as the <br />City Planner's recommendations as outlined in his October 5, 2015 report <br />and approval of an Interim Use Permit for an off-site outdoor tenant for <br />this property in the event that such tenant is not occupying space within <br />the building subject to compliance with the Zoning Code as well as the <br />City Planner's October 5, 2015 recommendations. <br />Motion seconded by Buesing. <br />Motion carried 5 — 0. Schwalbach abstained. <br />Planned Parenthood has made application for Architectural Review for <br />the relocation of a sign as well as aggregating allowed directional signs <br />to a single sign location for their property at 91 West Viking Drive. <br />The City Planner reviewed his October 2, 2015 report. He reported that <br />the original sign plan for this property included one monument sign and <br />wall signs on two different sides of the building. The applicant is asking <br />to change the existing monument sign to a directional sign and to build a <br />new freestanding sign at the southeast corner of the property for better <br />visibility to Highway 36. <br />5 <br />
