Planning Commission <br />May 7, 2004 <br />Page Two <br />provided, we would request that the top of curb elevations be provided at all radii points, <br />corner points, and transition points. <br />5. The Fire Chief should provide direction as to if any additional hydrants will be needed <br />within the site. <br />6. As part of the Middle Street construction, the City will be vacating ten feet of street right- <br />of-way south of First Bank Drive from the west right-of-way, as shown on the <br />preliminary plat. North of First Bank Drive, the City will be vacating approximately 33 <br />feet of street right-of-way from the west side and obtaining an additional eight feet of <br />right-of-way on the east side north of First Bank Drive, to provide for a uniform 50-foot <br />street right-of-way along the entire length of Middle Street from Little Canada Road to <br />Marketplace Drive. <br />7. If the parking lots and driveway access points on the south lot are to be shared by both <br />the proposed office building and restaurant, cross access easements must be provided <br />for the adjacent lot. Proof of these easements should be provided. <br />8. The ten-foot drainage and utility easement provided along the east lot line of Lot 2 <br />should be widened at the southeast corner to incorporate the existing utility boxes <br />located at the intersection of Middle Street and Little Canada Road. The Xcel Energy <br />utility boxes are for high-voltage power and were relocated with the burying of the <br />overhead power lines along Little Canada Road when the street project was completed <br />in 2000. <br />9. The parking configuration should be reviewed to provide smoother transitions for drive <br />aisles through the parking lot. <br />10. The handicap parking stalls shown directly adjacent to the commercial office building <br />are labeled as 8 and 8 Yz feet wide. If the drive aisle width is only 22 feet wide, these <br />stalls and all others must be nine feet wide per the City ordinance. <br />11. The current site layout indicates a driveway connection to the existing First Bank Drive <br />parking lot. This connection is being made outside of the property boundaries and <br />therefore would require an easement.
