MIiNUTES <br />PLANNING COMNII:SSION <br />OCTOBER 9, 2M3 <br />ICeis pointed out that there is also the issue of the number of cars being <br />stored on this property, and comments made by the applicant that he <br />would like to store 150 cars on the site. Keis pointed out that under the <br />original CUP, the City approved a maximum number of repairable "hetd <br />for resale" vehicles to 20 in the designated outdoor storage area. Keis <br />noted that the property owner has exceeded this number. Keis also noted <br />that the applicant was to have provided for 30 paved parking spaces and <br />this has not been done. He further noted that clips of cars were to remain <br />on the property for no longer than 90 days, and in looking at the site felt <br />some of this storage has been on the site for longer than that. <br />ICeis felt that storing of I50 cars on the site raises the concern of the site <br />being a junkyard. ICeis noted that the applicant has made comments to the <br />City staff about the possibility of constructing an additional building in <br />which to store excess vehicles. ICeis felt that this was something the <br />applicant should seriously consider if he hoped to get a substantial <br />increase in the number of vehicles that could be stored on the site. <br />Fred Sedaghat indicated that he has complied with the conditions that the <br />City has imposed. The City Planner indicated that there are outstanding <br />issues on this property. <br />Barraclough suggested that perhaps the business has outgrown the site. <br />Peterson replied that they have not outgrown the parking requirements, <br />and have never had the need for more than 3 or 4 parking spaces. <br />Knudsen felt the business was a unique one and indicated that the City <br />wants to work with its businesses. However, outdoor storage is a big <br />concern and unfortunately a bi-product of the Valor business. Knudsen <br />felt that reasonableness is the key. <br />Sedaghat reported on the impact that 9/11 has had on this business and the <br />resulting change in the nature of the business. Knudsen pointed out that <br />economic issues do not warrant granting of variances. <br />ICeis pointed out the issue of the drainage and the flooding on the property <br />and the need f'or additional information from the City Engineer. However, <br />the storage of 150 vehicles on the site will be a problem..Keis noted <br />additional issues that will need to be considered are those of outdoor <br />storage and the cleanliness of the site as well as the potential for an <br />additional building that can be used for inside storage. <br />The City Planner indicated that he will do a site analysis to determine <br />what will reasonably fit on this property. <br />~- <br />
