Roycraft and Wojcik stated <br />that their preference was to stay with the original site plan. <br />Keis pointed out that the next issue is whether or not to allow the storage <br />of 50 repairable cars in the back. I{eis stated that a site plan should be <br />submitted showing exactly how Valor proposes to lay out the site, <br />including the reservation of a portion of the site for future parking area. <br />Keis indicated that he has a concern with the outdoor storage that is <br />occurring on the site, and suggested that he may entertain a very limited <br />area on the property for this storage. Again, the site plan should reflect the <br />location of a limited outdoor storage area. <br />Knudsen agreed with the issues outlined by Keis, and suggested that the <br />City and property owner need to come up with a workable solution. <br />I{eis pointed out the property owner's disagreement with the City <br />Engineer's review of drainage. Keis pointed out that the property owner <br />must decide whether or not to have his own drainage review done. <br />Roycraft expressed concern about the business owner's ability to work <br />within the parameters that the City sets. Roycraft pointed out that while <br />the business owner indicates he operates an auto repair business, there is a <br />gray area ofjust what the business is. <br />Keis recommended tabling the application for Amendment to a <br />Conditional Use Permit and a Variance for Valor Enterprises subject to the <br />business owner submitting a proposed site plan for the property as well as <br />submitting a response to the City )/ngineer's drainage report, and subject <br />to Valor lnterprises signing a 60-day waiver agreement. <br />Motion seconded by Duray. <br />Motion carried 4 - 2. Roycraft and Wojcik voted against. <br />Mr. Greg Wilson, representing Dicl< Biagini, RAB LLC, appeared before <br />the Commission requesting approval of the Preliminary and Final Plat <br />and Development Stage and Fina( Stage PUD for Country Side Terrace <br />Phase II at 2925 Country Drive. Wilson reviewed the location and the <br />site plan for the proposed addition to the CI Title building on Country <br />Drive. Wilson noted that parking requirements will be met via surface <br />as well as undergrotmd parking. <br />-G- <br />
