MINUTES <br />PLANNING COMMISSION <br />AUGUST 12, 2004 <br />allows for negotiated setbacks, etc. in exchange for added benefits to the <br />City. <br />The consensus of the Commission was opposition to the concept of <br />rezoning this property to R-2 as well as opposition Co the concept of the <br />density proposed. Knudsen informed the developer that he could present <br />the concept to the City Council as is, or could revise the concept lowering <br />the density to a lower nwnber. This clatter will be presented to the City <br />Council at its August 25°i meeting. <br />TEXT The City Planner presented a Text Amendment to the Zoning Code which <br />AMENDMENT expands the list of permitted uses in B-3 to include sporting goods stores <br />PERMITTED as well as clarifies that accessory frearms sales are permitted or <br />AND conditional uses in the B-3 District to a maxinnun of no more than 15% <br />ACCESSORY of the sales area of the principal use- The City Planner indicated that the <br />USES IN B-3 Text Amendment is a clarification of current City policy. <br />Knudsen suggested that the Text Amendment as proposed be modified to <br />read, "sales floor area" in Section 912.020.B. <br />I{nudsen reconmiended adoption of an ordinance amending Chapter 9I2 <br />of the Little Canada City Code, known as the Zoning Ordinance, by <br />providing for permitted and accessory uses in the B-3, General Business <br />District, with the change suggested relative to "sales floor area". <br />Motion seconded by Weihe. <br />Motion carried 6 - 0. <br />ADJOURN Wojcik recommended the meeting be adjourned. <br />Duray seconded. <br />Motion carried 6 - 0. <br />There being no further business, the meeting was adjourned at 9:35 p.m. <br />Respectfully submitted, <br />Kathy Glanzer <br />Deputy Clerlc <br />-9- <br />
