1VI1NilT..ES <br />PLANNING COMMISSION <br />NOVEMBER 16, 2004 <br />I{nudsen recommended approval of the Planned Unit Development Permit <br />to allow ca~struction of a new office building at 2935 Country Drive as <br />requested by Dick Biagini subject to compliance with the <br />recommendations of the City Planner and subject to the addition of <br />landscaping/screening along the north property line as abuts the apartment <br />building. <br />Motion seconded by Wojcik. <br />Motion carried 5 - 0. <br />ACCESSORY The City Planner submitted a drag ordinance amendment which addresses <br />SHEDS & garage space over 1,000 square feet as well as accessory sheds. He <br />OVERSIZED explained that Section 1 of the proposed ordinance amendment provides <br />GARAGES that when a CUP is issued for a detached accessory building or garage <br />area of more than 1,000 square feet, that building would be limited to a <br />maximum of 10% of the rear yard area. "The current ordinance limits this <br />space to 25% of the total lot area. The Planner indicated that the 10% <br />standard provides a means for limiting the impact of this space on the <br />neighborhood. He also noted that most single-family lots have 5,000 to <br />6,000 square fee of rear yard space. Therefore, on an average-sized lot <br />second garages in fhe rear yard would be limited to S00 to 600 square feet <br />in size. <br />Section 1 of the proposed ordinance provides that when a CUP is issued to <br />exceed ],000 square feet in garage or accessory building space, that <br />property would no longer be eligible ibr a storage shed. <br />TCnudsen recommmended approval of the proposed ordinance relating to <br />oversized garages and recreational buildings as well as accessory sheds as <br />presented by fhe City Planner. <br />Motion seconded by Duray_ <br />Motion carried 4- 1. Keis voted against. <br />COMMISSION The Deputy Clerk pointed out that the terms office for 7"om Duray and <br />VACANCIES Knudsen expire on 'December 37, 2004. She informed them if they are <br />interested in being considered for reappointment, letters of interest should <br />be submitted by December 3, 2004. <br />
