F:vf:~rv••exi:>~;'!n':ar~#.~la ru'dru~.r:<:xrr <br />MEMORANDUM <br />T0: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: October 14, 2004 <br />RE: Little Canada -Accessory Sheds on Properties with Two Garages <br />FILE NO: 758.10 <br />Staff has discussed the City's approach to properties where the City grants a <br />Conditional Use Permit to allow a second garage structure, or garage area of more than <br />1,000 square feet. The regulations currently permit an applicant to add a second <br />garage by CUP, and also construct an accessory shed on the property of 120 square <br />feet or less. One of the reasons for permitting the additional garage space is to ensure <br />that single family properties are not cluttered with miscellaneous recreational <br />equipment, vehicles, or tools. <br />There has been a suggestion that in granting a permit for a second, or oversized, <br />garage, that the property owner would forego the ability to have an additional shed <br />structure on the property. Under this regulations, it would be presumed that the <br />applicant would be able to construct a garage of adequate size, and not require the <br />shed for additional storage.
