The design of the roadway and driveways south of the intersection at Minnesota Avenue, <br />should be reviewed and reconfigured to accolluggg ate better traffic patterns and <br />emergency vehicle access. <br />D. Unit/Lot Configuration. There should be a fundamental concern regarding the <br />streetscape appearance of the project. As currently proposed, the view in any direction <br />from any point on the street, will be dominated by garage doors. <br />Further design development should include techniques by which this visual impact may <br />be reduced. One technique would be to require a landscaping plan that shields or softens <br />this impact with trees and natural plantings. Another method would be to reconfigure <br />the unit itself to make the residential entry a more significant aspect of the unit design. <br />E. Pedestrian Travel. The preliuninary plat indicates that there are no sidewalks or street <br />trees planned within the rights-of-way. Consideration should be given to pedestrian <br />safety and comfort, as well as community interaction. A walkway along the street, and <br />perhaps a recreational pathway through the wooded area to the east would provide a <br />desirable amenity and an element of safety to the development. <br />In conclusion, the preliminary plat submitted for review should address the following design <br />issues when it is submitted for review by the Planning Commission: <br />1. The alignment and configuration of the cul-de-sac for Units 21-38. <br />2. The appearance of the street, with particular regard to the dominance of garage doors <br />facing it. <br />3.
