MINUTES <br />CITY COUNCIL <br />JUNE 23, 2004 <br />zoning in place as this would ensure a professional office type use. <br />Aichinger stated that with a favorable environmental assessment, the <br />satisfaction of the neighborhood, a rezoning of the property to B-3, the <br />project would move forward. Aichinger felt that the next step would be to <br />schedule a public hearing. <br />Blesener pointed out that the Letter of Understanding that the City has <br />with the Watershed states that vehicles would have to be screened from <br />the public right-of--way. Blesener asked where these vehicles would be <br />stored. Aichinger stated that they have four vehicles, one of which is a <br />boat and three are trucks. The boat would be stored indoors and the three <br />trucks would be stored outdoors. Aichinger stated that it will be a <br />challenge to screen the trucks given the property is abutted by street on <br />two sides. <br />Blesener stated that he thinks the Watershed project would be a benefit to <br />the City, but one of his concerns is vehicle screening. Blesener agreed the <br />area is congested and felt it would he nice to have a larger piece of <br />property. <br />Fahey asked why the size of the proposed building has increased from <br />4,000 square feet to 6,000 square feet. Aichinger indicated that the initial <br />estimate of 4,000 square feet was a mistake on his part since he omitted <br />some essential building components. <br />Jim Novak, Noel Drive, indicated that he would like to see the property <br />remain as open space and always thought that that is what it was. Novak <br />stated that he understands that the Council wants to see something <br />different for the property, but pointed out that the Noel Drive residents <br />live in this area. <br />Fahey stated that everyone wants to preserve as much open space around <br />them as possible. Fahey did not feel there was a good reason to preserve <br />this property as open space. <br />Novak asked if the Watershed's development of the property would cause <br />it to go on the tax rolls. Fahey replied that it would not. There would be <br />revenue fi'om the sale of the property, but there would be no property taxes <br />collected from the development. Fahey indicated that the City would get <br />the benefit of having the Watershed located in Little Canada. <br />Novak asked how large the lot is. Aichinger replied that the lot is 40,000 <br />square feet and they are proposing a 6,000 square foot building. Aichinger <br />indicated that they would not have on-street parking as part of their <br />development. <br />
