MINUTI'/S <br />CITY COUNCIL <br />AUGUST 25, 2004 <br />felt that additional single-family land should not be sacrifced for <br />townhome development. <br />Franzen noted that there is townhome development immediately across the <br />street. Fahey noted that that particular property had been zoned R-3, and a <br />compromise was reached resulting in a combination of apartment and <br />townhome development. Had it not been for that compromise, the <br />property would have been all aparhnents. <br />Greg Saiko, Stark Street, stated that he favored the development of <br />townhomes as he agreed that the resulting traffic would be less than under <br />asingle-family home development. Saiko indicated that traffic is a <br />problem in this area. Fahey noted there are no guarantees that townhomes <br />would be purchased by seniors or empty nesters. Therefore, there is uo <br />guarantee that traffic volumes would be less. <br />Fahey stated that he was confident there would be less density under a <br />single-family home development and suggested there may be only 3 or 4 <br />lots rather than the 7 or 8 lots that have been suggested. <br />A member of the audience indicated that he is building a new home on <br />County Road C and suggested that the area wi(1 supporC higher valued <br />single-family homes. <br />James pointed out that he would have to incur the costs of a private street. <br />To reduce the number of units raises the price of each unit in order to <br />recover his costs. <br />Another member of the audience indicated that he lives on County Road C <br />near the railroad tracks and suggested that the area will support $200,000 <br />to $300,000 homes. This gentleman supported asingle-family home <br />development. <br />Montour agreed that the City needs to hold on to its available R-1 land, <br />and noted that there are a number of townhome developments in the City. <br />Mr. Fahey introduced the following resolution and moved its adoptiom <br />RESOI. UTION NO. 2004-H-192 -SUPPORTING THE <br />RECOMMENDATION OF TAE PLANNING COMMISSION THAT <br />THE PROPERTYAT 75 OLD CODNTYROAD CRF,M~I7NSINGI.E- <br />FAMILYI2ESIDENTIAL (R-.I) AND7NSTRUCTING THE <br />DEVEI OPF,R TO PROCEED INACC`ORD~INCE WITH TIDE <br />REQUIREMENTS OF TAE R-1 ORDINANCE IN DRAFTING A <br />DEVE7.OPMENT PROPOSAL <br />10 <br />
