MINUTES
CITY COUNCIL
JULY 23, 2003
REVISED Mayor Fahey opened the continuation of public hearing to consider a
PUD - revised PUD for Drywall Supply.
DRYWALL
SUPPLY The City Planner indicated that one of the issues that has not been
resolved is landscaping of the site, specifically the landscaping of the
common property line between Drywall Supply and the Council 82 site.
The Planner recommended full landscaping of the canopy that abuts this
property line given its view from County Drive. The Planner indicated
that he is still waiting for a full landscape plan for the property.
The City Administrator indicated that the shared parking agreement
between Drywall Supply and Council 82 is being drafted. The
Administrator indicated that Mr. Carl 7ohnson, Drywall Supply, would
like the Council to reconsider the requirement to stucco the exterior of the
canopy that is adjacent to the Council 82 site. Mr. Johnson feels the
requirement excessive given the amount of landscaping being required and
the limited view of the canopy from Country Drive once the Council 82
building is constructed. The Administrator indicated that there is also an
issue with signage for the Drywall Supply business on the site of the
former Knox building once the Drywall Supply business is moved to the
rear of the property. The City Administrator reviewed the Development
Agreement points as outlined in his memo to the Council dated July 18,
2003.
Fahey asked if Mr. Johnson was in agreement with the Development
Agreement points as proposed. Mr. Johnson felt that he was close to
agreement, but had some comments relative to screening and stucco for
the canopy. 7ohnson requested that he be allowed to substitute steel siding
on the canopy for stucco. He pointed out that the canopy would be
screened by both landscaping and the Counci182 building.
The City Administrator pointed out that at the time the stucco fascade was
discussed, the City was not aware of the Council 82 building and the
screening that this building would provide from the right-of--way.
However, he noted that the City has tried to limit metal buildings in this
area.
Johnson pointed out the building that was constructed on the former Knox
site in 1995 consists of block and steel siding. The siding he is proposing
to use on the canopy would match the steel siding that was used on this
building.
