November 25, 2002
Attention Planning Commision and City Council of Little Canada:
We would like to request an amendment to a conditional use permit
we received for a garage at 2935 Edgerton St. One of the conditions stated
was that we were to have access through an 8 foot door installed in the
existing garage which is attached to the house. We had all intentions of
putting this door in for occaisonal use for access to the rear garage.
However, when we got ready for door installation, we discovered there were
many problems which were not forseen by us. The egress window well
extends 3'6" from the house foundation which would only leave 7'6"
available to install an 8' door. An 8' door is minimum width that would
allow a vehicle to pass through. Therefore, a 7'6" opening is would not be
sufficient for passage. It was also discovered upon removing sheetrock in
the garage that all the main electrical wiring from the service panel runs
through the wall where the door would have been installed. To move all
wiring and relocate service would require a major electrical expense, which
was not in our budget. The grading on the back of the garage would have to
be altered to accomodate access. This would raise the grade higher than the
egress window well allowing the potential for water problems which we
have had an abundance of already. We also have a letter from the residents at
2941 Edgerton expressing his approval. It is with these reasons that we are
requesting an amendment of our conditional use permit.
._l ~ /.
Brett R. Pirkola
_,
c -' ~ ~
Patti L.
