The subject site overlays <br />approximately 3.5 acres of land located west of Twin Lake between Owasso Boulevard <br />North and Lindquist Road. <br />The subject property is zoned R-1, Single Family Residential and lies within the <br />Shoreland Overlay District of Twin Lake. <br />In January of 2003, the City approved a concept plan for the site subject to the <br />resolution of a number of Shoreland Ddistrict lot requirement issues. <br />Attached for reference: <br />Exhibit A -Site Location <br />Exhibit B -Site Survey <br />Exhibit C -Preliminary Plat <br />Exhibit D -Grading/Utility Plan <br />ISSUES ANALYSIS <br />Streets. The subdivision's access point and street configuration are dictated by <br />surrounding development patterns. Lots within the subdivision are to be served via an <br />approximate 300 foot northerly extension of Twin Lake Road. The proposed cul-de-sac <br />configuration and right-of-way width are considered acceptable. <br />
