The PUD Amendment is to allow for moving the proposed lot <br />line to the north to allow for additional parking within Lot 1. <br />Development Stage PUD approval was considered for Lot 2 and Lot 3, with the <br />understanding that development of the "future" building on Lot 3 would require an <br />amendment to the final PUD. <br />Lot 3 is a 7.9 acre parcel that will serve as the site for the Drywall Supply business. <br />This site includes two existing buildings that would remain for the use of the applicant's <br />business, as well as a 4,400 square foot office addition to the northern building. <br />ISSUES AND ANALYSIS <br />Site Layout and Circulation. As indicated in the staff report dated December 10, <br />2002, truck circulation would be shared between the three lots. The applicant will need <br />to develop a set of cross-easements and maintenance agreements between the three <br />parcels to ensure that the PUD will continue to provide access to the occupants of the <br />project. <br />Traffic and truck circulation is proposed off of County Drive to the north. Several issues <br />with regards to circulation will need to be addressed prior to final approval. Truck traffic <br />69- <br />
