The City Council wanted to be sure that the City would still have <br />development control over the site in the event that D <br />occupancy of the site. The general site plan has beano approvedlfoarbhe development, <br />however, no additional site planning information has been provided. As noted in our <br />review of the Development Stage PUp application in September, there are a number of <br />issues that remain to adequately define the development of the site. These include <br />items listed in our September report: <br />t • Preparation of revised plat and PUD plans detailing all fend and cover <br />2• Preparation of revased plat and PUD p an s detailingpa%gintenm mprovemsnts <br />that are being proposed pending the development of those areas labeled <br />"future" on the plan, as a part of a PUp phasing plan. <br />9_ Compliance with the fecommendatlons made in this report, as weft as the <br />engineer's comments. <br />4• Concept PUD approval only should be considered for Lot 1 pending a more <br />defined development plan. Development Stage PUD approval should be <br />considered far Lot 2 and Lot 3 with the understanding that development of <br />the °future' building on Lot 3 will require an amendment to the final PUD. <br />5• The rezoning of the south portion of the property should occur only at the time <br />of final plat approval. <br />72- <br />
