MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 13, 2003 <br />for resale to over 20. I{eis also felt that the property owner's request for <br />the storage of 150 vehicles was way too high. <br />Knudsen asked if the request for 20 cars held for resale was in addition to <br />the storage of 150 cars. Peterson indicated that the I50-vehicle number <br />would be the total number of cars on the site. Wojcik asked if these <br />numbers included clips of cars. Keis pointed out that the original approval <br />did not allow for the storage of any car clips. <br />Keis indicated that he could support the relocation of the sales lot to the <br />front of the property. However, the 150 vehicles proposed by the <br />applicant for storage on the site was too high. Keis stated that he did not <br />want to see the property turn into a junkyard. Keis also expressed concern <br />about the outdoor storage of tires, radiators, etc. on the site, and indicated <br />that this must be cleaned up. <br />Sedaghat stated that the Commission does not know what it takes to run a <br />business, and informed them that companies pick up the tires, radiators, <br />and other recyclables on their own time schedule. Petersen felt that the <br />amount of outdoor storage they have on the site was manageable, but <br />agreed that time frames for getting the materials removed was not always <br />within their control. She also noted that these materials must be stored on <br />pallets because of the drainage problem on the property. <br />Wojcik noted that the Engineer feels that regarding the property will <br />minimize or eliminate the drainage problem. Petersen disagreed and <br />indicated that the property was filled with fly ash and is not stable. Water <br />is constantly seeping through to the surface. <br />Keis as]<ed what numbers the property owner would be comfortable with. <br />Petersen felt their outdoor storage area was manageable. She also reported <br />that their business has charged which is resulting in their need to store <br />more vehicles on the property. Petersen indicated the change over in City <br />code enforcement personnel that has resulted in a variety of direction to <br />them. <br />I{eis asked for a the number of repairable vehicle storage that would work <br />for the property owners, and suggested that rather that 150 vehicles, 50 <br />was more reasonable. Keis asked if the property owner planned to store <br />clips of cars under the new business plan. Peterson replied that they <br />would not store a car clip, but perhaps a whole vehicles that would be used <br />for salvage. I{eis asked the length of time these salvage cars would be <br />stored. Peterson replied that it would depend on the value of the vehicle <br />and the demand for parts from that vehicle. <br />-3- <br />
