Duray voted against. <br />CUP - Keis reported that the application for Conditional Use Permit for the <br />KNOa former Knox property submitted by Carl Johnson was withdrawn by the <br />PROPER'L'Y - applicant given the fact that it would not be appropriate to consider <br />CARL an application at this time since there is a moratorium on the B-W Zoning <br />JOHNSON District. <br />Gary Germanson, representing Carl Johnson, informed the Commission <br />that they had soil borings of the Knox property done by Braun Intertec and <br />the five drillings that were done show that one must go down 28 feet in <br />order to fmd decent soils. Therefore, it would be very difficult to develop <br />this property without digging out the poor soils or putting a building on <br />pylings. <br />B-W ZONING The Commission reviewed the proposed amendment to the Zoning Code <br />DISTRICT relative to the B-W Zoning District Chat eliminates outdoor storage in <br />AMENDMENT the B-W District, severely limits the parking of commercial vehicles in <br />this district, as well as makes some other minor modifications. The <br />Planner indicated that the Planning Commission should consider whether <br />these were acceptable modifications, or if it felt that another approach <br />should be taken, i.e. allowing outdoor storage to some degree. <br />Keis indicated that he prefers the modifcations to the B-W District as <br />proposed by the Planner. Keis felt it was not in the best interests of the <br />City to allow outdoor storage in the B-W District. Duray agreed and felt <br />that the City should take an approach that upgrades the development in the <br />B-W Districts. Duray pointed out that if Carl Johnson came in with a <br />proposal for his drywall company that involved all storage indoors, that is <br />a proposal he would be willing to consider. <br />Wojcik stated that he agreed with eliminating outdoor storage in the B-W <br />District as well. <br />1<nudsen felt that the new standards will be difficult to conform with. <br />1<eis stated that he did not disagree, but felt that the City should take this <br />approach and see what comes of it. <br />Keis recommended approval of the Zoning Code Amendment relating to <br />the Business-Warehouse (B-W) Zoning District as proposed by the City <br />Planner. <br />
