"phe revisions sets up the <br />ZONING district as primarily an office, offce/showroom, and office/warehouse <br />CODE - B-VV district with outdoor storage limited to parking for company trucks and <br />DISTRICT' trailers, (invited to ten (10) percent of the rear yard only. No outdoor <br />storage of materials would be allowed. <br />The Planner reported that the City has been contacted by a number of <br />entities that are interested in pw~chasing the Knox site (one of the sites that <br />would be affected by this change). One proposal to redevelop the Knox <br />property includes outdoor storage use. This proposal calls for a new <br />building on the north side of the site facing the freeway. The existing <br />Knox building would be divided from the site as would the southern <br />portion of the site. "fhe party proposing this option has indicated that since <br />outdoor storage would occur on the southern portion oi'the site, the <br />buildings to the north would provide screening for the storage from the <br />freeway- They are also proposing to include some landscaping for <br />screening. <br />Knudsen asked the rationale for excluding outdoor storage from the B-W <br />District. The Planner replied that the rational is the highest and best use of <br />the property, and that outdoor storage is an underutilization of the site. <br />Carl Johnson appeared before the Commission and indicated that he has a <br />drywall supply/building materials business that he would like to locate on <br />the Knox property. EIe stated that his goal would be to work with the City <br />and become part of the community. Johnson indicated that there may be <br />some poor soils on the Knox property that would make the property <br />difficult to develop in a way that eliminates outdoor storage. Johnson <br />reported that his business involves retail and wholesale sales of wallboard, <br />insulation, and steel studs for both residential and commercial <br />applications. It is the steel studs which would be stored outside. <br />Keis asked the amount of outdoor storage area needed. <br />Johnson reported that he would need a 3-acre area for the outdoor storage. <br />This would accommodate the piles of steel studs as well as room between <br />for maneuvering ofsemi-trucks with a mane for loading and unloading of <br />
