~~~~ <br />~~~::~~ NOR'T'HLAND INSPECTIONS <br />MEMORANDUM <br />DATE: March Z0, 2002 <br />TO: Little Canada City Council <br />FROM: Stephen Westerhaus, Building Official <br />SUBJECT: Tacheny Town-Office Concept <br />2A85 Vanderbie St. <br />Little Canada, MN 55117 <br />Site Plan Review: <br />Setbacks: <br />Based on the location of the buildings in relationship to the property lines, twenty (20) feet, window and <br />door openings would be allowed. Exterior walls would not have to be protected by materials for <br />1-Hour construction. Each individual office would not have to be separated from each other based <br />upon the occupancies being the same, (B-business). If however the office space is owner-occupied the <br />area is replated and property lines added or moved and the space is used for something other than <br />offices then separation may be required per Uniform Building Code Chapter 3, Table 3-B. <br />Sprinklers: <br />Little Canada has adopted Minnesota State Building Code Chapter 1306 with Item 8. It basically states <br />that Group B offices with 8,500 or more gross feet of floor area must be protected by a automatic fire <br />suppression system. Area separation walls do not establish separate buildings, therefore two stories <br />with 9,632 gross square feet, sprinklers must be provided throughout the entire building. <br />Elevators: <br />A passenger elevator must be provided to each story and basement levels however there are several <br />exceptions. One exception states that if a floor level does not exceed an occupant load of 30 then a <br />elevator is not required, Minnesota State Building Code Chapter 1341.0405. If common areas are <br />going to be provided then occupant loads will be added together to determine the total occupant load of <br />a particular floor. Assuming that each building is divided into 4 spaces of between 1,176 square feet <br />and 1,232 square feet each then an elevator would not be required to serve each floor. <br />
