MINLJTIJ5 <br />PLANNING COMMLSSION <br />MAY 9, 2002 <br />CENTER Hotzler, Market Place Shopping Center, reported that they met with <br />Snyders last week, and the location is acceptable to them, Hotzler also <br />agreed that they would put gables on the building to match the <br />architectural style that the City wants. <br />ISeis asked why the shopping center is proposing to divide offthis lot. <br />Hotzler reported that there is one mortgage on the property, and they <br />would need to divide off the lot in order to obtain financing for the <br />Snyders store. This also separates the tax liability for the Snyders store <br />and the rest of the shopping center so there is not an increased impact on <br />the rents charged to the tenants of the shopping center. <br />Duray asked about lighting. Hotzler reported that the will be redoing the <br />lighting For the entire road when Market Place Drive is improved. There <br />will be some grade changes necessary, and as the planning becomes more <br />finalized for the road improvements, the lighting scheme will be <br />developed. Johnson also pointed out that they will be submitting <br />grading, drainage, utility, and landscape plans as part of the project. <br />13arraclough asked about trash containers for Snyders. Hotzler reported <br />that trash containers will be inside the building. <br />Wojcik asked about stacking of vehicles for the drive-through. Johnson <br />pointed out that the plan provides the ability to stack three vehicles, and <br />Snyders feels that this is adequate. The Commission discussed this and <br />indicated their preference for a double stacking of vehicles, allowing six <br />cars to he stacked. The City Planner indicated that there was adequate <br />room to double stack for the drive-through. Hotzler reported that this was <br />acceptable to him and indicated that the plan would be modified <br />accordingly. <br />Duray asked about the parking at the back of the retail center. Hotzler <br />indicated that there is a lot of parking behind the shopping center, but the <br />challenge has been to get people to use this parking. Keis pointed out that <br />the area behind the shopping center is not very attractive, and suggested <br />that the owners should do something to clean up this area. <br />Duray asked about the handicapped parking in the back of the shopping <br />center. Hotzler reported that they will be changing their plan to move this <br />handicapped parking to the front of the center near its main entrances. <br />Mr. Wojcik recommended approval of the subdivision of the Market Place <br />Shopping Center property to create a separate lot for the development of a <br />Snyders store subject to canpliance with the recommendations of the City <br />Planner. <br />-5- <br />
