nLINU"rla <br />PLANNING COMMISSION <br />JULY 11, 2002 <br />Duray asked about the rooliine. The Deputy Clerk reported that there will <br />be a pitched roof on the new addition to the building. The City and <br />Common Bond are working to identify funding sources for the addition of <br />a pitched room on the existing building. if funding is not identified, then <br />the existing Garden 'terrace building will continue with a flat roof until <br />such time as there is money to add a pitched roof. <br />Brandon Schelling, Maple Lane, asked if there could be some landscaping <br />added to the back of the lot where the new addition will be constructed to <br />soften the impact on the adjacent residential neighborhood. Duray <br />reported that there is currently a line of trees behind the existing Garden <br />Terrace building, and he suggested that this landscaping be extended for <br />the new addition. <br />Duray recommended approval of the Preliminary and final Plat for <br />Garden Terrace subject (o compliance with the recommendations of the <br />City Planner as outlined in his report dated July 3, 2002, subject to the <br />addition of screening along the bacl: of the property continuing the Tine of <br />screening behind the existing Garden 'T'errace building, and subjecC to <br />Common Bond entering into a covenant agreement requiring compliance <br />with all building code requirements should the common ownership of the <br />building change. <br />Motion seconded by W<~jcil:. <br />Motion carried 6 ~- 0. <br />PRELIMINARY Jim Trossen, 'll ossen Architects, presented the Preliminary and Final Plat <br />& RINAL PLAT- for Tacheny Addition. `frossen noted the plat has changed from what was <br />TACITNY previously presented in that there were initially 9 town otlice units <br />ADDITION proposed and that number has no~~,~ been reduced to 8 units. The reason <br />for the reduction is th<~u they have learned there is 9 '/> feet less property <br />than originally thought, and parking requirements cannot be met for 9 <br />units. <br />Keis pointed out the City Planner's recommendation that a walkway <br />easement be provided along Rice Street. Dan "facheny, property owner, <br />indicated that they have no objection to dedication of a sidewalk easement. <br />The City Planner indicated that there appears to be adequate room <br />between the proposed town ot7ice buildings and the road right-of--way to <br />dedicate a sidewalk easement The width of that easement, however, <br />should be verified ~a~ith the Chy t'ngineer. <br />-~- <br />
