Howard R, Gree
n Company
July 3, 2002
File: 817760)-0240
The Honorable Chair and Planning Commission
City of Little Ganada
515 Little Canada Road E
Little Ganada, MN 55117-1633
RE: TACHENY OFFICE BUILDING
CITY OF LITTLE CANADA, MINNESOTA
Dear Planning Commission Members:
As requested, we have reviewed the submittal package for the proposed Tacheny O{fice
Building site at the comer of Rice Street and Southwest Boulevard. Submittal documents were
prepared by Trossen Wright Architects and Larson Engineering- Based upon our review and
discussions with other City staff, we would offer the following comments:
1. The site is over one acre, and therefore, the grading and drainage plan must be
reviewed and approved by Ramsey Washington Watershed.
2. No drainage calculations were included in the submittal. A complete set of drainage
calculations shculd be submitted for review and approval.
3. A proposed pond in the southeast comer of the property should be designed using
NURP standards. 'These standards iriclude 4:1 side slopes and a 10-foot bench at
normal water level.
4. An emergency overflow is shown for the pond. However, no elevation is shown for the
emergency overflow Swale. Information should be provided to verify that waterwould not
pond on the adjacent property.
5. Using the Ifmlted proposed spot elevations along the west curb of the parking lot, it
appears that handicap access is not obtainable for the two buildings on the west side of
the properly. Additional curb elevations should be shown and verification of handicap
accessibility provided.
6. The parking stalls shown are 18 fet in length. Although this is typical for parking
arrangements, City ordinance requires 20 foot stalls. The City Planner should make
recommendafions on this matter.
7. Permits will need to be obtained from Ramsey County for the work within the Rice Street
right-of-way.
If you have any questions regarding these comments, please feel free to Call.
Sincerely,
How,ard~ R.
