These submittal <br />documents were prepared for Sherman Associates by Alliant Engineering, Inc., and Elness <br />Swenson Graham Architects, Inc. The submittal documents include a preliminary plat, site plan, <br />grading plan, utility plan, landscape plan, and overall floor plans. Only concept-stage layout is <br />being shown for the proposed townhomes located to the east of the senlorhousing/commercial <br />space and existing Ultimate Golf, Mac 1 Car Audio, and liquor store sites. Based upon our <br />review and conversations with other City staff, we would offer the following comments: <br />Preliminary Plat <br />1. Additional right-of-way should be granfed along Little Canada Road to allow mirroring of <br />the amenities on the north side of Little Canada Road to the south side. <br />2. Ramsey County should be contacted to verify that no additional right-of-way will be <br />necessary along Rice Street- <br />3. The existing right-of-way lines at the intersection of Rice Street and Little Canada Road <br />do not make a 90-degree comer, hurther review should be done to verify the location of <br />the actual property lines. <br />Site Plan <br />1. All drive lanes through the parking areas should be a minimum of 24-feet wide. <br />2. The current parking lot layout requires a 180-degree turn to enter the ramp to the garage <br />entrance when vehicles enter the site from Little Canada Road. We feel that the parking <br />shown on the east side of the drive lane should be placed adjacent to the parking ramp <br />and the drive lane moved to the outside.
