Outdoor Storage Requirements <br />Accessory Uses: <br />a. Except for air conditioning equipment, no accessory buildings, accessory sheds, <br />structures uses and equipment shall be erected or located within any required yard other than a rear <br />yard. Subject to Subd. D.2.b. below, accessory sheds and air conditioning equipment may be <br />located or in the side yard, provided that such shed or air conditioning equipment is located no <br />closer than three (3) feet to any side or rear lot line. In no case shall an accessory shed or air <br />conditioning unit be located within thirty (30) feet of a public right-of=-way. <br />Exterior Storage: <br />All materials and equipment except as provided for in Sections 905 through 920 of this Ordinance <br />shall be stored within a building or fully screened so as not to be visible from adjoining properties, <br />except for the following: <br />1. Clothes line pole and wires. <br />2. Recreational equipment and vehicles. <br />3. Construction and landscaping materials currently being used on the premises. <br />4. Off-street parking of passenger vehicles and trucks not exceeding a gross <br />capacity of twelve thousand (12,000) pounds in residential areas. <br />I-P District <br />918.040. CONDITIONAL USES. (Requires a conditional use permit based upon procedures set <br />forth in Section 921 of this Ordinance.) <br />A. Open and outdoor storage as an accessory use, provided that: <br />Storage area, in combination with semi-truck or trailer parking as defined in <br />Section 918.040, B does not exceed seventy-five (75) percent of the gross floor <br />area of the principal structure or twenty-five (25) percent of the lot area, <br />whichever is less. <br />2. The area is fenced and screened from view of neighboring residential uses and <br />districts in compliance with Section 903.020, G of this Ordinance. <br />3. Storage is screened from view of the public right-of-way in compliance with <br />Section 903.020, G of this Ordinance. <br />4. Storage area is black top or concrete. <br />5. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right-of-way or from neighboring residences and shall be <br />in compliance with Sections 902.020, I of this Ordinance. <br />6. Area does not take up parking space as required for conformity to this Ordinance. <br />The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />
