Green Company <br />August 2, 2002 <br />File: 818600)-0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117-1633 <br />RE: THE PRESERVE <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />As requested, we have reviewed the submittal package for the proposed "The Preserve" <br />development located east of McMenemy Street between the wetland and Viking Drive. The <br />submittal documents were prepared by ProTerra Design Associates and Metro Land Surveying <br />& Engineering and include a boundary survey, preliminary plat, site plan, grading plan, utility <br />plan, and landscaping plan. Based upon our review and conversations with other City staff, we <br />would offer the following comments: <br />Preliminary Plat: <br />1. An access limitation should be shown on the west lot line of Lot 1 to prevent driveway <br />access to McMenemy Street. <br />2. Outlot D would need to be deeded to adjacent property to the east for the existing house <br />to meet City setback requirements. <br />3. Lot 13 could not be developed due to the existing drainage and utility easement splitting <br />the lot in half. It should also be noted that this easement may need to be increased due <br />to site grading. <br />4. All drainage and utility easements necessary for the new utilities should be shown on the <br />plat. (i.e. an additional easement thru Lot 1 for the storm sewer run to the proposed <br />pond.) <br />5. There are areas in which the Williams Pipeline easement has not been determined. The <br />limits of the entire easement area must be determined and agreed upon by all parties <br />prior to approval. It was indicated in the submittal letter that preliminary actions have <br />begun with Williams Pipeline to begin this process. <br />Site Plan: <br />1. Lots 1 & 2 in Block 2 are shown label reversed on the preliminary plat when compared to <br />the site plan. <br />2. Lot 5 Block 1, and Lot 1 Block 2 (on the site plan) may not meet the minimum lot width of <br />75-feet. The dimension should be verified. <br />Ltr OS-02-02 LC-CC - 2 1 - <br />
