OUTDOOR STORAGE <br />0102 <br />Vadnais I~eitrltts <br />Outdoor storage is allowed by conditional use permit. There is nothing in the code prohibiting <br />storage in front of a building. Reviews are done on a case-by-case basis. There may be <br />situations where the city would prefer Che storage in front of the building versus back. <br />(Properties that abut the freeway. This city does not want outdoor storage occurring along the <br />freeway because of the impression that drivers on the freeway would have.) Vadnais I-Ieights <br />reviews each situation and requires the storage to occur in the least offensive place possible. <br />Screening is required. Their code allows for fencing up to 10 feet in height to screen larger <br />pieces of equipment However, Vadnais Heights does not feel it is feasible to totally screen <br />larger, taller pieces of equipment from a height standpoint. <br />Roseville <br />Outdoor storage is allowed in their l-1 District, but not their I-2 District. The storage can be in <br />the side or rear yard, but not the front. Screening is required. See 1007.02 and 1007.03. <br />1Vtatpiewood <br />Outdoor storage allowed by CUP in their Nl-I District. The code does not prohibit outdoor <br />storage in front ofa building, but staff would discourage this location and work toward getting it <br />in the side or rear yard. Each situation is reviewed on a case-by-case basis. <br />Screening is required when the property is adjacent to residential only. Screening fences are <br />generally 6 feet tall, however, under the CUP the city can make additional requirements. For <br />example, in the case of Menard's the screening wall was 12 to 14 feet high. Nlenard's abuts <br />residential property. <br />Shoreview <br />Outdoor storage is allowed by CUP in Industrial Districts. While code does not prohibit outdoor <br />storage in front of a building, they would as part of the CUP process require the storage in the <br />side or rear yard. Outdoor storage must be screened with wood or masonry fencing. Fence <br />height is limited to S feet. If equipment extended above the fence, they would require plantings <br />that would eventually screen the storage. <br />Arden Hills <br />Outdoor storage is allowed by CUP in their I-2 District. Their code prohibits outdoor storage in <br />the front of a building, limiting it to the side and rear yards. Screening is required and must be <br />either masonry or wood fencing. As part of their CUP process, they have required the screening <br />of equipment regardless of the height, i. e. if equipment is 10 '/ feet high, the screening must by <br />at least 10 '/ feet high. <br />-44- <br />
