STAFF REPORT

TO: Mayor Keis and Members of City Council

FROM: Heidi Heller, City Clerk

DATE: January 22, 2016

RE: Accept Perimeter Drainage & Utility Easements on 4 New Lots as part of the
Hanson Subdivision, 699 Labore Road

On October 28, 2015, the City Council approved the subdivision of 699 Labore Road, which
created five lots from the 1.07 acre single family parcel. This lot is a very deep and narrow
property that contains one single family home at the south end. The four new “back” lots
(Parcels A-D) are to be combined with the adjacent single family parcels on the east that all
front Ontario Road – 2955 Ontario, 2949 Ontario, 2943 Ontario and 2937 Ontario. The fifth
lot (Parcel E) will be the remaining land with the existing home at 699 Labore Road.

One of the conditions of approval was that 6-foot drainage and utility easements be added to
the perimeter of the four back lots. This is a standard requirement for new parcels. The
applicant has drafted an easement document that grants these permanent drainage & utility
easements to the City of Little Canada. Staff recommends that the Council accept this
easement document.
