MINUTES <br />PLANNING COMMISSION <br />DECEMBER 12, 2002 <br />reported that that would be allowed without the CUP. As a result, the <br />existing garage and shed could remain. <br />Keis suggested that if that modification is made, Seeger could place the <br />house back a little further on the lot to allow for the "half horseshoe" drive <br />allowing for one curb cut discussed earlier should the three-season porch <br />ever be converted into garage space. It was noted that if that conversion <br />occurs, either the existing garage or the existing shed would have to be <br />removed. <br />Keis informed the Seeger's that they have two options. They can either <br />withdraw their application for CUP and construct their new house with a <br />three-season porch rather than a garage, or the Planning Commission can <br />act on the CUP application requiring compliance with the <br />recommendations of the City Planner for a limitation of one curb cut on <br />the property and removal of the existing shed. <br />Mr. and Mrs. Seeger withdrew their Conditional Use Permit application <br />and indicated that they would construct their house with athree-season <br />porch rather than a garage. <br />FINAL PLAT, It was noted that Carl Johnson, Drywall Supply, could not be present at <br />FINAL STAGE this evening's meeting. <br />PUD,AND <br />REZONING - The City Planner reviewed the history of the property relative to its <br />3203 COUNTRY zoning status noting that the property is zoned Business-Warehouse <br />DRIVE -CARL (B-W). He reminded the Commission of the City's action amending the <br />JOHNSON B-W Zoning District by eliminating outdoor storage within that District. <br />As a result, Mr. Johnson had applied for the rezoning of proposed Lot 3 of <br />the Drywall Supply Addition to Light-Industrial (I-1) to allow for outdoor <br />storage in conjunction with his business. In discussing the rezoning and <br />fixture City control of the use of the property, the City Council felt that a <br />Planned Unit Development (PUD) zoning for the entire parcel provided <br />the City with the best control of the site. Therefore, a rezoning of the <br />entire site to PUD is now being proposed. <br />With regard to the Final Plat and Final Stage PUD, the City Planner <br />indicated that Mr. Johnson has not submitted sufficient information to act <br />on at this time. <br />Knudsen recommended approval of the rezoning of the entire Drywall <br />Supply site, 3203 Country Drive, from Business-Warehouse (B-W) to <br />Planned Unit Development (PUD) based on the recommendation of the <br />City Planner. <br />-3- <br />
