The Commission expressed the desire to weigh the different options until the December meeting. History of increases from other cities was not readily available but I did research increases of Little Canada fees from the past 20 years. In April 1994 the established fee was $625 per single residential unit. The fee was last increased to its present level of $2600 per unit in July, 2007. For comparison to our bordering cities: Roseville is at $3500 per residential unit, 7% Fair Market Value (FMV) on Commercial, and 10%FMV on Industrial. Maplewood is at $3540 per residential unit, and 9% FMV on both Commercial and Industrial. Vadnais Heights was a little harder to decipher from their website, but it appears to be $1500 per residential unit, and between $365 & $245 per 1,000 square feet of building space for Commercial and Industrial (depending on type of business/occupancy). I don't want to suggest a dollar figure, but I feel an increase somewhere in the area of Roseville's and Maplewood's residential fees is reasonable, keeping in mind that the overall average from the survey of the 29 metro cities was $3911.
