The <br />additional space is located behind the primary three-car garage space. <br /> <br />The subject site is zoned R-1, Single Family Residential and measures 0.46 acres in <br />size. <br /> <br /> <br />ANALYSIS <br /> <br />Conditional Use Permit Evaluation Criteria. Section 921 of the Zoning Ordinance <br />states that the Planning Commission and City Council shall consider possible adverse <br />affects to the conditional use and judgment shall be based upon (but not limited to) the <br />following factors: <br /> <br />1. The applicant shall demonstrate by clear and convincing evidence that the <br />proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Land Use Plan. <br />
