MIN UTi/S
PLANNING CONINIISS-ON
AUGUST 8, 2002
while they show 20 foot setbacla as provided for in the Shoreland
Ordinance, they are open to ina~easing that setback to 30 feet if the City so
desires. McDonald pointed out that they utilized the 20 foot setback in
order to maintain the bluff area to the wetland and keep the building pads
further from the wetland. However, this is a value decisiat for the City
whether it wants homes closer to the street or to the wetland.
Duray pointed out that a 20 toot setback from the street would require a
variance. The City Planner indicated that if the City prefers the 20 foot
setback from the street, it can be addressed either through a variance or a
P UD.
McDonald reported that in response to recommendation #7, they have
adjusted the lot line for Lots I and 2, Blocl: 2 to meet lot width
requirements. They have also provided for access to Outlot B so that the
City can maintain the pond.
McDonald commented on recommendations #S, #]0, and #11 noting that
they have graded the retaining wall completely out of existence. The road
was moved further to the west in the area of Lots 1 1, 12, and 13, and
McDonald presented some before and after diagrams showing the changes
and noted that the elevation of the road has been lowered. The Planner
agreed that the changes presented this evening eliminating the retaining
wall are an improvement.
Duray asked the change in elevation from the road to the houses on Viking
Drive. McDonald estimated the grade change to be 18 feet. McDonald
also noted that they have no problem putting in additional trees and
plantings where the City determines necessary.
With regard to recommendation #9, McDonald indicated that they are
considering the creation of a homeowners association for maintenance of
the entry area along McMenemy Road.
I<eis asked the value of the homes planned for this development. Von
Reidel estimated that the homes would be in the X500,000 range.
With regard to recommendation # 12, McDonald presented a realignment
for Preserve Trail that creates Outlot D and brings the road further from
the Brausen house that exists to the east. McDonald pointed out that they
would provide access for the Brausen house to Preserve Trail through
Outlot D.
With regard to recommendations # 13, #14, and #15, McDonald indicated
that they would work with the City on completion of these items.
-C-
