Prepared by BKV Group, Commission No. 1164.06 <br />February 23, 2016 <br /> <br /> <br /> <br />Little Canada Fire Department <br />325 Little Canada Road East <br />Little Canada, Minnesota 55117 <br /> <br /> <br />Attention: Don Smiley , Fire Chief <br /> <br />RE: Final Report for the Fire Station Expansion and Remodeling Study <br /> <br />Dear Chief Smiley and Committee: <br />We enjoyed working with all of you on the planning process for the expansion <br />and remodeling of the Fire Station. The attached report shows our findings. This <br />report should allow the City and Fire Department leadership to make informed <br />decisions about the most appropriate course of action for the community. <br />The goal of the study was to identify multiple interventions to the existing facility <br />that will support efficient and highly-functional operations into the future, that <br />echo the original architecture of the building, that are economically responsible, <br />and that can be executed over time as finances permit. <br />The process included the following steps: <br />Existing Conditions Assessment — We toured the existing building and <br />grounds to assess the remaining useful life of all building components and <br />to identify any outstanding maintenance, accessibility, life safety, and <br />functional issues. <br />Analysis of Space Requirements — We met with the department to <br />discuss the direction of the fire service industry in general, the Little <br />Canada Fire Department’s current and future operations, and the rooms <br />and spaces the firefighters will require to function effectively. <br />Conceptual Planning — We produced a plan showing an ideal future-state <br />for the building and proposed a series of phased interventions to reach <br />that state. <br />Conceptual Cost Estimating — We created rough project cost estimates <br />for each proposed intervention.
