The project would include the removal of the existing building <br />and construction of a new building. The land was a leftover parcel from the Cardigan <br />Ridge Plat that includes a senior housing project. <br /> <br />The City approved the Preliminary Plat and Development Stage PUD at an earlier <br />meeting, with a series of conditions necessary to address as a part of a Final Stage <br />PUD review. The applicant has submitted an updated plan and is now seeking the Final <br />Stage approval. <br /> <br />The City Council incorporated the conditions of staff as adopted by the Planning <br />Commission in its approval. Those conditions were as follows: <br /> <br />1. The City accommodates a setback encroachment under the PUD. <br />2. The building be moved a minimum of 2 feet to the east in order to make the <br />parking stalls and drive aisle larger. <br />3. The applicant shall submit an interior building layout in order to determine the <br />number of parking spaces required; and also provides data from the franchise <br />restaurants that shows the current number of parking spaces will be adequate. <br />4. Provision of a signage plan. <br />5. Compliance with the terms and requirements of the City Engineer’s report and <br />recommendations.
