We’ve recently identified a property within your City which we’d like to relocate our business to. <br />The address is 8 South Owasso Blvd. <br />We are respectfully requesting the following: <br />1) A text amendment to allow Motor Vehicle Retail Sales in the I-P Zoning District as a Conditional <br />Use. Our sales department conducts business off site at the customer’s place of business <br />therefore we do NOT have vehicles displayed for sale inside or outside. Our customers are <br />government and nonprofit agencies ONLY which include St. Paul Fire Department, White Bear <br />Lake Fire, Mahtomedi FD, Allina, North Memorial and Hennepin County. We sell between 25 <br />and 50 vehicles per year. We are NOT a car dealer for the general public, but unfortunately <br />emergency vehicles fall under the state requirements for a dealer license. Our business office <br />hours are Monday through Friday 8am to 5pm. <br /> <br />2) A text amendment to allow Motor Vehicle Repair Minor in the I-P Zoning District as a <br />Conditional Use. We repair the “specialized equipment” on emergency vehicles specifically <br />ambulance rear module interiors and squad car interiors making sure these vehicles are ready for <br />911 frontline services. We do NOT perform any body shop repair work, engine repair, tires, <br />brakes or oil changes. These services are contracted through third party outfits. We are willing <br />to sign an agreement to this effect, in fact we have been operating with a conditional use <br />agreement with our lessor for over 15 years. In addition, our franchise agreements are with <br />ambulance body manufactures whose brands include Road Rescue, Wheeled Coach and <br />Frontline. All are a part of the Rev Group www.revgroup.com <br /> <br />3) A conditional use permit to allow the outdoor storage of 12 vehicles in the rear parking lot of the <br />building which will be fenced and screened from the public right-of-way per code 918.040.A.3 <br />in compliance with Section 903.020.G. including the gates. <br />Thanks for your consideration in this matter!
