2 <br /> <br />Zoning. The subject site is zoned I-P, Industrial Park. Within the I-P district, manufacturing <br />is an allowed use. The proposed metal manufacturing expansion is an allowed use within <br />the I-P zoning district. <br /> <br />Setbacks. The following table illustrates that the existing building meets the current setback <br />requirements. After the project is completed, the subject site will have <br />approximately 6.61 acres in area; and a lot width of approximately 290 feet; this will exceed <br />the standards for the I-P district. <br /> <br />Easements. The site has a drainage and utility easement along the northern border. The <br />building expansion and lot combination does not require the alteration of this easement. <br /> <br />Maximum Building Height. The maximum building height in the I-P district is 40 feet. The <br />proposed building has a maximum height of 28 feet 4 inches. The proposed building height <br />meets the requirements of the zoning code. <br /> <br />Trash Enclosure. The west side of the building has a large enclosed blacktop area for <br />outdoor storage and trash handling. The area in screened from the street and adjacent <br />properties. The new site plan show the screened area extended to the north which will <br />enlarge the storage and trash handling areas. <br /> <br />Parking. By code, a manufacturing facility is required to have one parking stall per 350 <br />square feet; and one stall for each 1,000 square feet of warehouse space plus one stall for <br />each employee on a maximum shift.
