<br />Little Canada Zoning Ordinance General Provisions <br />903-47 <br /> <br />a. Any sign in violation of prohibited signs: One (1) year. <br />b. All other non-conforming signs: Five (5) years from the date of the <br />enactment of this Ordinance. <br /> <br />4. A non-conforming sign may not be: <br /> <br />a. Changed to another non-conforming sign. <br />b. Structurally altered except to bring into compliance with the provisions of <br />this Ordinance. <br />c. Expanded. <br />d. Re-established after its removal for thirty (30) days. <br />e. Re-established after damage of more than fifty (50) percent of sign <br />replacement cost except to bring into compliance. <br /> <br />5. Non-Conforming Sign Maintenance and Repair. Nothing in this section shall be <br />construed as relieving the owner or user of a legal non-conforming sign or owner <br />of the property on which the legal non-conforming sign is located from the <br />provisions of this section regarding safety, maintenance, and repair of signs <br />contained in Section 903.110.C.1. of this Ordinance. Provided, however, that any <br />repainting, cleaning, and other normal maintenance or repair of the sign or sign <br />structure shall not modify the sign structure or copy in any way which makes it <br />more non-conforming or the sign shall lose its legal non-conforming status. <br /> <br />6. All properties or businesses, containing nonconforming signage, wishing to <br />conduct site improvements of any kind, shall bring all signage into conformance <br />with City standards when said improvements are valued at more than fifty (50) <br />percent of fair market value of the existing site including structures on said site. <br />This value shall be determined by the City Assessor. <br /> <br />E. District Regulations. The following sections concern signs which require application and <br />permit. Subject to other regulations in specific districts, no sign shall be located closer <br />than five (5) feet to any property line. <br /> <br />1. "R-1" and "R-2" Residential Districts, and “P” Public District: <br /> <br />a. Institutional or area identification signs (monument type only), provided <br />that the gross square footage of sign area does not exceed twenty-four (24) <br />square feet in the “R-1” and “R-2 Districts, and thirty-two (32) square feet <br />in the “P” District. If the sign is freestanding, the height shall not exceed <br />eight (8) feet. <br /> <br />b. Residential Project Monument Signs. <br /> <br />(1) On Private Property.
