<br />2 <br /> <br />The applicant proposes the following signs: <br /> <br />1 wall sign on the north wall: 12.6 square feet <br />1 wall sign on the west wall (Taco John’s): 50.0 square feet <br />1 wall sign on the west wall (future tenant): 50.0 square feet <br />1 freestanding monument sign: 90.0 square feet* <br /> Total proposed signage: 202.6 square feet <br /> <br />To be noted, is that the applicants have identified the monument sign as 180 total square <br />feet. However, given the dimensions (15 feet tall by 7.3 feet wide, including a 3 foot base), it <br />appears that they have counted both sides of the monument sign. Little Canada’s ordinance <br />only counts one side of a two-sided sign. As such, we are assuming the actual size is <br />approximately 90 square feet – this should be verified with the applicant. <br /> <br />The ordinance also has a separate calculation that applies to freestanding signs. <br />Freestanding signs, such as the proposed monument sign, must meet the requirements of <br />the table in Section 903.110.E. This table limits freestanding signs based on total floor area <br />of the building. From that table, buildings of the proposed size (4,000 square feet of floor <br />area), may construct a freestanding sign of up to 120 square feet and 16 feet in height. The <br />freestanding sign is included in the 15% façade calculation as noted above. The proposed <br />sign, at 90 square feet and 15 feet in height, is in compliance with these requirements. <br /> <br />One final note relates to the display of signage in the Rice Street area. Internally lit signs are <br />required to be displayed with a light image and letters on a dark background. The applicant’s <br />wall sign proposals are consistent with this requirements. The example photograph of the <br />freestanding sign, however, would need to be altered to comply with the “reversed out” color <br />scheme. With this modification, the applicant’s sign plans all appear to meet the <br />requirements of the zoning ordinance. <br /> <br />Summary and Recommendation <br /> <br />Planning staff recommends approval of the Comprehensive Sign Plan for the Taco John’s <br />building at 3340 Rice Street, as presented, with the following conditions: <br /> <br />1. Verify that the freestanding sign size is actually 90 square feet on one side of the sign, <br />and at least less than the maximum size of 120 square feet. <br /> <br />2.
