MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 10, 2016 <br />COMPRE- <br />The City Planner reported that this new commercial building is a <br />HENSIVE SIGN <br />coordinated redevelopment of the Taco John's restaurant by the <br />PLAN REVIEW <br />developers of the adjacent senior housing development. He explained that <br />FOR A NEW <br />the applicant is now requesting a comprehensive sign plan review of wall <br />COMMERCIAL <br />signage and a monument sign for the commercial building that will have <br />BUILDING <br />Taco John's and Subway as restaurant tenants. He noted that the overall <br />(TACO JOHNS) <br />signage amount is about 202 square footage, and this is a corner property <br />AT 3340 RICE <br />so they get two walls to factor into the amount allowed. He stated the <br />STREET; THK, <br />plans submitted are consistent with the sign code and meet the <br />LLC <br />architectural requirements. The City Planner noted that the applicant also <br />has requested an additional wall sign on the south side of the building that <br />faces Rice Street. <br />Mr. Greg Johnson, Hearth Development, explained that the lease for the <br />second tenant was just signed, and they have requested adding a sign to <br />the south wall. He stated the additional wall sign would be about 2'x10' <br />The City Planner stated that sign would meet the requirements. <br />There were no comments from the public. <br />Buesing recommended approval of the comprehensive sign plan as <br />submitted, including the additional 20 square of wall signage on the south <br />wall, for a new commercial building at 3340 Rice Street, subject to the <br />conditions in the staff report. <br />Motion seconded by Schwalbach. <br />Motion carried 6 — 0. <br />PLANNING The City Clerk reviewed the Commissioners whose terms are ending at <br />COMMISSIONER the end of the year. She stated that the Planning Commission will need at <br />TERMS least two new people due to one resignation and Chair Duray has reached <br />EXPIRING ON term limits and cannot reapply for at least one year.
