<br /> <br /> <br />TO: Mayor Keis and Members of City Council <br /> <br />FROM: Joel Hanson, City Administrator <br /> <br />DATE: October 26, 2016 <br /> <br />RE: City Hall Roofing Quotes <br /> <br />Attached is the tabulation of the quotes I received to replace the rubber membrane roof <br />components over the Council Chambers and the front entry area. Together, these two areas <br />make up about 1,700 square foot of roof. These sections were initially installed in 1991 when <br />the City Hall addition occurred. <br /> <br />As you will note, I contacted five contractors. One of them only quoted a repair that contained <br />no guarantees. Given the age of the roof and the comments by other contractors, this was not <br />deemed a viable option. <br /> <br />One of the other contractors only quoted the roof over the Council Chambers as that is what I <br />initially asked for. I modified the request for the other contractors given that section of the roof <br />is the same age as the Council Chambers portion. I did not have Kaufman roofing revise his <br />quote given the his price for the for the larger section was close the pricing I was receiving for <br />both sections. <br /> <br />In reviewing the tabulation, you will note that pricing is very comparable. After a more thorough <br />review of the two low quotes and based on responses to questions I asked of the contractors, I <br />am recommending we award the work to Commercial Roofing and Sheet Metal at a base <br />price of $17,600. This is $615 higher than the low base quote belonging to Central Roofing. <br />My recommendation is based on the consideration that Commercial Roofing is offering a 20 year <br />warranty versus a 10 year warranty and their costs for insulation and deck replacement work puts <br />them at the same price if we only do 625 square feet of that work. Given the nature of this leak <br />on the main roof, it seems reasonable to assume some replacement will be necessary. 625 <br />square feet of replacement is just over 40% of the main roof area. Finally, Commercial Roofing <br />and Sheet Metal is a Little Canada company. <br /> <br />cc: Contractors <br />10
