Thank you. <br />We are unable to attend the meeting next Thursday on the proposed townhome development at <br />2736 & 2744 Rice Street. <br />My mother, Elizabeth Tschida-Miller, lives adjacent to the subject property at 91 Iona Lane, Little <br />Canada. Lot 2 Block 1 Park Oaks. Her property is directly behind the new townhome buildings. <br />We have reviewed the documentation you sent and have some comments and requests we would <br />like to make sure are addressed. <br />1.We have been told that a fence would be approved just inside of the property line for the <br />new townhomes. Please make sure this is a 6’ privacy fence and inside of the townhome <br />development property line so it will be maintained by the association and will not become a <br />burden on the homeowners in Park Oaks addition. Plus with the parking spots in the rear of <br />the development facing Park Oaks, a privacy fence will help with the headlights shining in <br />our bedroom windows at night from cars pulling in and out of those parking spots. <br />2.Please make sure the Evergreens that are planted in the rear of the townhomes adjacent to <br />Park Oaks addition have some size to them. 6’ tall would be preferred. <br />3.We have reviewed the grading plan and the subject property is higher than the Park Oaks <br />addition. We see that there is a retention pond and the drainage will flow on the townhome <br />property adjacent to Park Oaks. We would just like to go on record if there is problem with <br />the water flowing onto the Park Oaks addition after the townhomes are built and the final <br />grading is done that it will be addressed and corrected. <br />Thank you for your time, <br />Elizabeth Tschida-Miller <br />Jayne Sherratt
