MINUTES OF THI; WORKSHOP MI'iETING <br />CITY COUNCIL <br />LITTLE CANADA, MINNESOTA <br />JANUARY 16, 2002 <br />Pwsuant to due call and notice thereof a workshop meeting of the City Council <br />of Little Canada, Minnesota was held on the 16th day of January, 2002 in the <br />Council Chambers of the City Center located at 515 Little Canada Road in said <br />City. <br />Mayor Michael I. Morton Co. <br />St. Paul Chamber <br />Deputy Clerk <br />Mr. Joel R. Hanson <br />Mr. Thomas Sweeney <br />Mr. Ron Morton <br />Ms. Debbie Ragatz <br />Ms. Kathy Glanzer <br />R. A. MORTON The purpose of tonight's workshop meeting was for the Council to interview <br />COMPANY Ron Morton, R. A. Morton Company, the potential developer of the Guerin <br />property. <br />Mr. Morton appeared before the Council and reported on his background as <br />well as the background of his company. As part of the information provided, <br />Morton indicated that they not only develop properties by tend to retain <br />ownership as well. He indicated that for the past 4 to 5 years, the company has <br />focused on office/warehouse development and are now looking at <br />office/condos and office buildings. Morton reported that his firm does upper <br />end development without going to the elite. The type of office building he is <br />proposing for the Guerin property would be considered B+, That would <br />include a high percentage of brick, but also a combination of materials. <br />Morton indicated that they limit the number of materials on exteriors to four. <br />He also reported that the building he is proposing would be functional and <br />would have curb appeal Interior finishes for the lobby area would be closer to <br />A development and would likely include granite floors, hardwood walls, and <br />soffits with indirect lighting. The building would consist of three floors. <br />There would likely be 1 to 2 tenants ou the upper floor, varying lease rates on <br />
