<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br /> <br />TO: Mayor Keis & Members of the City Council <br /> <br />FROM: Joel Hanson, City Administrator <br /> <br />DATE: February 3, 2017 <br /> <br />RE: Twin Lake Land Development Workshop <br /> <br /> <br />Steve Peters of Masterpiece Homes, Inc. will be present at Wednesday’s workshop to discuss the <br />possible development of the Twin Lake Boulevard land we own. Their concept layout is attached for <br />your review. <br /> <br />Some of the issues to be clarified if this process moves forward include the following: <br /> <br />• Density of development <br />• Access points to Twin Lake Boulevard <br />• Screening along the north property line. <br />• Sanitary Sewer connection (lift station versus Vadnais Heights tie in) <br />• Cost of land <br />• Cost of improvements <br />• Public or private improvements - we could make this a public project given it is our land <br />which should save on engineering costs because Lee would design and not just review. We <br />could also assess improvement costs for a short period of time similar to Pine Tree pond which <br />may help with financing. <br />• Unit design and pricing <br />• Other <br /> <br />To date, staff has not had any major discussions with the developer on these topics. These may not <br />be ready to be resolved at this workshop, but they are considerations we will need to address. <br /> <br />cc: Steve Peters
