MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br /> <br />FEBRUARY 9, 2017 <br /> <br /> Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 9th day of <br />February, 2017 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br /> <br />Chair Bill Buesing called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br /> <br />PLANNING COMMISSION: Mr. Bill Buesing <br /> Ms. Jennifer Schletty-Flores <br /> Mr. Al Davison <br /> Mr. Chris Kwapick <br /> Ms. Catherine Beltmann <br /> <br />ABSENT: Mr. Nick Schwalbach <br />Mr. Nick Sandell <br /> <br /> ALSO PRESENT: Mr. Steve Grittman, City Planner <br /> Ms. Jessica Jagoe, Associate Planner <br /> Mr. Kevin Helander, Cable TV <br /> <br /> <br />MINUTES The January 12, 2017 Planning Commission meeting minutes were <br />approved as submitted. <br /> <br /> <br />The City Planner gave a background of the project, explaining that the <br />applicant is looking to subdivide the large property into 11 single family <br />lots with a cul-de-sac on the west side of the property. He noted that the <br />subdivision ordinance requires that any other possible development on the <br />site be shown, even if it is not proposed at the time, which is the case with <br />the lots shown on the east side. He explained that this is the first step in <br />discussing the development and finding out the developer’s intentions. He <br />stated that there are formal steps required by ordinance to subdivide and <br />plat the property that would occur after this if there is City Council support <br />for the project. <br /> <br /> The City Planner reported that this development is proposed with a 600 <br />foot long cul-de-sac. He explained that even though the City Code states <br />cul-de-sacs should be no more than 500 feet long, it does allow longer ones <br />to accommodate topography or access issues. He stated that there is <br />CONCEPT PLAN <br />REVIEW OF A <br />SINGLE FAMILY <br />RESIDENTIAL <br />DEVELOPMENT <br />AT 3000 LABORE <br />ROAD; <br />APPLICANT: THE <br />LINCOLN GROUP
