MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />MARCH 21, 2017 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 21St day of <br />March, 2017 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Bill Buesing called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Bill Buesing <br />Mr. Al Davison <br />Mr. Chris Kwapick <br />Ms. Jennifer Schletty-Flores <br />Ms. Catherine Beltmann <br />Mr. Nick Sandell <br />Mr. Nick Schwalbach <br />Mr. Steve Grittman, City Planner <br />Ms. Jessica Jagoe, Associate Planner <br />Ms. Heidi Heller, City Clerk <br />Mr. Kevin Helander, Cable TV <br />MINUTES The February 9, 2017 Planning Commission meeting minutes were <br />approved as submitted. <br />UPDATED: <br />The City Planner reported that this development has been reviewed with 11 <br />CONCEPT PLAN <br />lots using R-1, Single Family Residential standards, but since then, soil <br />REVIEW OF A <br />reports have come back showing issues that will cause higher costs. He <br />SINGLE FAMILY <br />explained that the applicant has now submitted a revised concept plan <br />RESIDENTIAL <br />showing 17 lots, with narrower lot widths and side setbacks that are less <br />DEVELOPMENT <br />than is required by the Zoning Code. He stated that other than additional <br />AT 3000 LABORE <br />lots, the overall site plan is still very similar to the original plan. The City <br />ROAD; <br />Planner stated that the Planning Commission is asked to look at this as a <br />APPLICANT: THE <br />concept review again, and review the smaller lot sizes in order to provide <br />LINCOLN GROUP <br />feedback to the applicant and the City Council. <br />The City Planner stated that 10 years ago the City reviewed the open land <br />that was left for development, and wanted to preserve the semi -rural <br />neighborhood feel, so the City Code was amended to increase the minimum <br />
