<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Little Canada Planning Commission <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: March 3, 2017 <br /> <br />RE: Sculley Concept Review <br />The Lincoln Group, Inc. has submitted a revised concept plan that they are seeking feedback on with <br />regards to developing the Sculley property at 3000 Labore Road. Due to the significance in the <br />changes proposed, the City Council has asked that the Developer to take this back to the Planning <br />Commission for consideration and comment prior to their review. <br />The original concept plan was for an 11 unit single family residential development that complied with <br />the current R-1, Single-Family Residential zoning requirements. The Lincoln Group, Inc. is now <br />requesting consideration to rezone the parcel to Planned Unit Development (PUD) in order to allow <br />flexibility with the lot requirements. This is due to soil information that they recently received which <br />will require more extensive corrections than was originally anticipated. In addition to the rezoning, the <br />concept plan has changed from 11 units to 17 units of single-family Villa style units with decreased lot <br />sizes and setbacks. The Developer has stated that these Villa style units will be two-story averaging <br />3,000 square foot in size. They also indicated they will likely have association maintained grounds <br />similar to a townhome development.
