<br />3 | Page <br />Winter Estates, LLC <br />Winter Estates Site Design and Drainage <br />AMI Project Number 171043 <br /> <br />www.amiengineers.com <br /> <br />Executive Summary <br /> <br />This report summarizes the drainage analysis performed for Winter Estates development. The site is located in <br />Little Canada, MN and is located off a private road, east of Rice Street. Approval is requested to construct the <br />site as proposed in the attached documents. Quantities of different ground cover types in the construction <br />area will change as shown in Table 1. <br />Table 1. This impervious surface creation is due to the roof surface of the townhomes and the new access <br />private drive and fire truck turnaround. Due to the increase in impervious surface, one sand-iron filtration <br />basin is used to improve the water quality and one dry pond is utilized for rate control. Wherever feasible, the <br />site utilizes the better site design practice of disconnecting the impervious surfaces by keeping water on the <br />surface and utilizing low gradient swales to convey drainage for pretreatment of sediment prior to entering the <br />treatment features. <br /> <br />Water Quantity and Peak Rates <br />An analysis has been performed to determine the impact that the proposed building, parking lot, and <br />townhomes and the associated storm water improvements will have for the 2-, 10-, and 100- year rainfall <br />events. HydroCAD modeling information can be found in Appendix C. <br />Wetlands <br />There are no wetlands on the property.
